For the board

A vote is only as good as the paper in front of it

Most boards vote once, at a meeting, with volunteers who have not read three bids line by line. We build a packet for your building so the vote can happen from the packet alone.

Each document is a file we send and your manager can forward, print or file. Nothing in it is a sales page.

Before the vote

From first call to a signed approval

  1. 01

    Step 1: Walk-through

We walk the building with your manager or a board member and list every space.

  2. 02

    Step 2: The packet

We write the scope, the schedule and the bid for your building and send the folder before your meeting.

  3. 03

    Step 3: Questions

We answer them by phone or at the meeting. If a question needs a number, we write it into the packet.

  4. 04

Step 4: The vote and the color sheet

After the vote, the board signs the color approval sheet and the manager books the elevator and the first floor.

What boards ask

What is in your board packet?

A written scope by space, a schedule residents can read, a sample bid, our certificate of insurance, our W-9, a color approval sheet and a short list of associations you can call. It is built so a board can vote from the packet alone.

Can you come to a board meeting?

Yes. We can send someone to answer questions at a meeting, in person or on a call. We also write the answers to the usual questions into the packet in advance, so the vote does not wait on a second meeting.

Who approves the colors?

Your board does. We bring painted sample boards to the building, hung in the real light of the corridor, and record the choice on an approval sheet with the paint's name and sheen. Nothing is ordered until the sheet is signed.

How are payments scheduled?

Most associations pay a deposit when the board signs, progress payments by floor or stage, and a final payment after the punch-list walk. The schedule is on the bid, and we invoice the management company if you ask us to.
