Questions boards and managers ask
If yours is not here, call or send it with the building list.
How do you work without shutting the building?
We paint one floor, stair or space at a time and tell residents what is closing, when, and for how long, with a notice on every door a week ahead. Corridors stay passable, entries are never blocked and the elevator is shared, not taken. The schedule is written into the bid.
What is in your board packet?
A written scope by space, a schedule residents can read, a sample bid, our certificate of insurance, our W-9, a color approval sheet and a short list of associations you can call. It is built so a board can vote from the packet alone.
Can you come to a board meeting?
Yes. We can send someone to answer questions at a meeting, in person or on a call. We also write the answers to the usual questions into the packet in advance, so the vote does not wait on a second meeting.
Who approves the colors?
Your board does. We bring painted sample boards to the building, hung in the real light of the corridor, and record the choice on an approval sheet with the paint's name and sheen. Nothing is ordered until the sheet is signed.
Our building was built before 1978. Does that change anything?
It can. The EPA's rule for renovation, repair and painting applies to paid work that disturbs paint in homes and child-occupied buildings built before 1978, and the firm doing the work must be certified for it. Tell us the year at the walk-through. If your building is covered we set up containment, don't dry-sand or burn paint, clean up with a HEPA vacuum and give residents the EPA's pamphlet before work starts. Our firm number is in the footer.
What do you need from us for a bid?
A walk-through with the manager or a board member, the list of spaces and floors, any past scope or paint schedule, and the building's rules for contractors: elevator reservations, quiet hours and parking. We send the written bid after the walk.
What does the bid not include?
Repairs found once the paint is off, such as plaster, water damage or rusted rails past surface treatment, extra colors beyond those on the approval sheet, and work outside the listed spaces. If we find something, we stop, photograph it and write a change order for the board before going on.
Do you carry insurance, and who is named on it?
We carry general liability and workers' compensation. Your association and management company are named as certificate holders, and the certificate goes to your manager before the first day.
How long does a corridor take?
A typical floor takes about three working days from prep to touch-ups, and we work floors in sequence. A full building is planned in weeks, with the order set by your manager. Your bid gives day ranges, not a promise on a single date.
What paint do you use?
Premium, scuff-resistant paint matched to each surface: a washable finish for corridor walls, a harder enamel for doors and rails, and a masonry or metal coating outdoors. We name the product and sheen on the bid. Ask for the product data sheet if residents have questions.
Do you paint inside owners' units?
Only when the association or manager hires us for it, such as a vacant unit between owners. Common areas are the work. We don't take paint orders directly from individual owners through the association's contract.
What does your warranty cover?
Workmanship on the surfaces we paint, for the period written in your bid. Terms, limits and exclusions are in your written warranty, which comes with the bid and goes in the packet.
How are payments scheduled?
Most associations pay a deposit when the board signs, progress payments by floor or stage, and a final payment after the punch-list walk. The schedule is on the bid, and we invoice the management company if you ask us to.
How do residents reach you during the work?
A one-page notice on every door names the crew lead, the phone number and the day's work area. Residents can call the office during business hours, and the crew lead is on site for questions every day.
Still have a question?
Call the bid desk or send the building list and we will answer in the packet.
